180 Hawthorne Street in San Francisco

New details have been released regarding a proposed residential tower at Rockridge Geotechnical’s 180 Hawthorne Street site in San Francisco, as developer N17 Development looks to add six stories to the building. If successful, the complex would increase to 40 stories, and it would create 320 new rental homes, 48 of which would be affordable. Amenities within the high-rise tower would include a fitness center, coworking room, small pool, sauna, indoor lounge, and landscaped outdoor seating.

811 Cedar Street in Berkeley

A new two-story office complex has been proposed at 811 Cedar Street in Berkeley, one of Rockridge Geotechnical’s sites. A parking garage will also be built under the office space. To construct this new building, plans call for the demolition of the existing single-family residence and detached garage on the site.

1598 University Avenue in Berkeley

Developer NX Ventures recently broke ground on a 207-unit apartment complex at 1598 University Avenue in Berkeley, one of Rockridge Geotechnical’s sites. The units will consist of studio and one-bedroom apartments, and NX Ventures, which is behind multiple new residential developments in Berkeley, hopes to finish construction during the summer of 2025.

104 Constitution Drive in Menlo Park

New renderings were released for an eight-story residential development at Rockridge Geotechnical’s site at 104 Constitution Drive in Menlo Park. Of the 140 apartments, 28 will be affordable, allowing the developer to utilize the builder’s remedy for this project. On-site parking for 142 cars will be included in a three-story podium garage.

2700 International Boulevard in Oakland

Demolition permits were filed for a six-story, 75-unit affordable housing complex at 2700 International Boulevard in Oakland, one of Rockridge Geotechnical’s sites. The development will be mixed-use, containing nearly 4,800 square feet of retail space, 1,600 square feet of office space, and on-site parking for 32 cars and 50 bicycles. Of the 75 units, 74 will be affordable, and one market-rate unit will be allocated to the building manager.

Permits were filed for a six-story affordable senior housing development at Rockridge Geotechnical’s site at 1223 33rd Avenue in Oakland. The development, which will create between 63 and 65 units, hopes to be all-electric with the goal of attaining a Greenpoint certification. The complex will also include a community room, on-site parking, and other residential amenities.

Each of these homes will be three stories, offering private open spaces along with communal open space and an eight-car surface parking lot. Of the eight townhomes, the largest home will be designated as affordable.

Construction has begun on a multi-building, 305-unit residential complex at 4452 Rosewood Drive in Pleasanton, one of Rockridge Geotechnical’s sites. The development will consist of multiple four-story and three-story structures containing apartments and townhome-style residences. Of the 305 units, 46 will be affordable, and on-site amenities will include a pool deck, outdoor paseo, and amenity building. This complex will sit adjacent to the Rosewood Commons office park, which will continue operations during and after construction.

3050 International Boulevard in Oakland

Construction has begun on a five-story, 76-unit residential development at Rockridge Geotechnical’s site at 3050 International Boulevard in Oakland. Of the 76 units, 75 will be affordable, and the final market-rate unit will be for the building manager. Moreover, the complex will contain an approximately 14,000-square-foot Native American Health Center that will focus on youth and adolescent care, with features such as behavioral health and dental workspaces, on-site Women, Infants, and Children Services, and a 300-person community and cultural center. On-site parking for cars and bicycles will also be included.

2128 Oxford Street in Berkeley

The Berkeley Design Review Committee is set to evaluate plans for a 26-story, 456-unit residential development at 2128 Oxford Street, one of Rockridge Geotechnical’s sites. These 456 units will contain thousands of bedrooms, and 40 of the units will be allocated to very low-income residents. Moreover, the complex, called The Hub, will contain 14,900 square feet of retail space, 21,000 square feet of open space across balconies and rooftop decks, and on-site parking in a ground-level garage. The building’s amenities will include outdoor grilling stations, firepits, hot tubs, and a potential rooftop restaurant.
