New plans were filed for a mixed-income residential project at 700 West Hamilton Avenue in Campbell, one of Rockridge Geotechnical’s sites. The complex will contain 173 units across nine townhome-style structures; of the 173 units, 84 will be affordable. Parking will be included for 259 cars, including space for 66 cars in a podium garage exclusively for the affordable housing portion of the development. Aside from parking, amenities include landscaped open spaces and a community playground.

Updated plans for the 23-story California Theater Housing tower at Rockridge Geotechnical’s site at 2115 Kittredge Street continue to work their way through the Berkeley Planning Commission. These modified plans would increase the residential density to 201 apartments, a 35% increase from the project’s previous application submitted in September 2024; of the 201 units, 32 would be affordable. To create private and public open space, the three top floors of the complex would be set back with terraces. Moreover, portions of the California Theater would be retained, with the building containing a 325-seat performing arts venue.
Plans were approved to construct an eight-story, 203-unit apartment complex at Rockridge Geotechnical’s 400 Divisadero Street site in San Francisco. The development will also include nearly 1,900 square feet of retail space, along with on-site parking for cars and bicycles. Of the 203 residences, 20 will be affordable, allowing developer 4Terra Investments to utilize a density bonus. Amenities will include a fitness center, lounge, podium-top courtyard, rooftop terrace, and on-site parking.

Permits were filed for a six-story affordable senior housing development at Rockridge Geotechnical’s site at 3135 San Pablo Avenue in West Oakland. The complex will contain 73 affordable units, 1,400 square feet of ground-floor retail space, and over 5,900 square feet of office space. New plans were filed to downsize the affordable housing development at 1523 Harrison Street in Oakland, one of Rockridge Geotechnical’s sites. The 28-story, 496-unit tower will now be just a 10-story building containing 245 affordable units. The complex will still contain a two-story garage with parking for cars and bicycles, and other amenities will include a community room, fitness center, third-floor podium-top courtyard, and rooftop terrace.

Updated permits were filed for the residential development at Rockridge Geotechnical’s site at 360 5th Street in San Francisco. The initial plans called for 127 apartments with ground-floor retail space and 8,000 square feet of industrial use space. However, this newest iteration seeks to build 115 for-sale condos with garage parking for cars and bicycles; all commercial space will also be eliminated.

The San Francisco Board of Supervisors will be voting on a potential loan for an affordable housing complex at Rockridge Geotechnical’s 2530 18th Street site in San Francisco. The eight-story development is looking to increase its residential capacity from 74 units to 96 units, with amenities still including an open terrace with a garden, flexible program and services space, and on-site parking. Developer Mercy Housing is working with the existing tenant, the Homeless Prenatal Program Resource Center, on the project.

A planning application has been filed to establish a long-term ground lease for Mercy Housing at 1939 Market Street in San Francisco, one of Rockridge Geotechnical’s sites. Mercy Housing plans to build a 15-story affordable senior housing complex at the site, and units will be targeted at members of the LGBTQ community. The development will contain 187 units with specialized equipment to address the various needs of senior residents, along with 1,700 square feet of commercial space and on-site parking for bicycles.

New planning applications were filed to create the Alexandria Theater Special Use District at Rockridge Geotechnical’s 5400 Geary Boulevard site in San Francisco. The Special Use District would allow for exceptions to existing zoning controls to build a residential development at the site. Preliminary plans were revealed in 2023 to construct a 76-unit complex that would include affordable housing, but these new applications do not give additional details about the unit capacity or existence of affordable housing. The historic Alexandria Theater, which is still currently on-site, opened in 1923 before closing in 2004.

Plans were published for a six-story, 181-unit apartment complex at 715 North San Mateo Drive in San Mateo, one of Rockridge Geotechnical’s sites. Of the 181 units, 18 will be designated as affordable, and residential amenities will include a rooftop pool, spa, fitness center, barbeque, and outdoor decks. Renderings of the complex show it wrapping around a podium-top courtyard connected to the pool deck.
