Located in downtown Oakland, this 25-story luxury residential tower provides 247 apartments. The building includes one level of below-grade parking and four levels of above-grade parking. The development also provides around 2,500 square feet of retail and 5,000 square feet of office space.

Rockridge Geotechnical (RG) performed a geotechnical investigation for the project and consulted with the development and design teams from the early stages of the project through entitlement, design development, and construction.
The primary geotechnical issues identified during our investigation were shallow groundwater relative to the building excavation depth and potentially liquefiable soil lenses below the foundation level. To reduce the potential for dewatering-induced settlement of adjacent improvements during construction, portions of the excavation shoring system consisted of a continuous soil-cement mix (SMX) wall. Soldier piles and tiebacks were installed in some of the SMX columns to provide lateral restraint. RG concluded a mat foundation would be the most suitable foundation system for the below-grade portions of the structure, and the at-grade portions could be supported on deepened footings.
