Along with the new 235 units of housing, the retail space on Valdez will work in conjunction with a future development across the street. These two developments will create the Valdez retail corridor. The development includes a below-grade level of parking for the City of Oakland that is separated from the parking available to residents.
During the geotechnical investigation and historical data review, Rockridge Geotechnical (RG) identified that much of the site was covered by fill with an area up to about 15 feet thick where a former building with a basement was located. Because the proposed basement level was near the historic high groundwater level, a mat foundation was recommended to simplify the detailing of waterproofing and to provide suitable total and differential settlement for both static and seismic conditions. The excavation was temporarily supported by soldier piles with tiebacks, and the adjacent building to the east was underpinned with hand-excavated piers.
