Coliseum Connections

71st Avenue & Snell Street, Oakland, CA

Coliseum Connections is a 110-unit, multifamily residential project located on a former BART-owned parking lot adjacent to the Oakland Coliseum BART station.

Site Square Footage: 59,390 sq. ft.

Construction Cost: $56 million

The development consists of a five-story residential building constructed at-grade along the western edge of the site and two-story townhome units on the eastern edge constructed over a one-level subterranean parking garage. Other site improvements include a café space, a community room, and bio-swales. Following the investigation, Rockridge Geotechnical (RG) determined the major geotechnical issues at the site were the ability to provide adequate foundation support and the presence of highly expansive, near-surface soils. Rockridge Geotechnical recommended drilled displacement columns under the at-grade residential building to mitigate the potential for differential settlement between the at-grade building and the townhomes, as well as their below-grade parking garage. The below-grade parking garage was recommended to be supported on a mat foundation to help resist hydrostatic uplift pressures and ease waterproofing.
